June 2010 Lake Norman Foreclosure Real Estate Market Update

Lake Norman Foreclosure Homes
In June 2010 there are 135 foreclosure & short-sale properties listed in the Lake Norman area, a 155% increase from the 53 foreclosure & short sale properties listed in May 2010. Prices range from $39,900 for a double-wide to $2,190,000 for a waterfront home in The Point.

Twenty-four foreclosure/short sale homes closed in June 2010. The average home was a 4 bedroom with 3,655 square feet and an average sale price of $520,650. This was a decrease of 8% from the 26 foreclosure homes sold in May 2010. The average sales price increased $164,103 or 46%. The average days on the market were 120.

Thirty-seven foreclosure properties are currently under contract. Prices range from $79,900 to $1,250,000.

Lake Norman Foreclosure Condos & Townhomes
In June 2010 there are 9 foreclosure/short-sale condo/townhome properties listed in the Lake Norman area, a 50% increase from the 6 foreclosure properties listed in April 2010. Foreclosure prices range from $100,000 to $369,500 for a waterfront condo in Commodores Landing.

Three foreclosure condos/townhomes closed in June 2010. The average was a 2 bedroom with 1,164 square feet and an average sale price of $109,333. This was an increase of 0% from the 3 foreclosure condos sold in May 2010. The average sales price decreased $27,800 or 20%. The average days on the market were 238.
