May 2010 Lake Norman Waterfront Real Estate Market Update

Lake Norman Waterfront Homes
In May 2010 24 waterfront homes sold in the Lake Norman area, a 41% increase over the 17 waterfront homes sold in April 2010. May 2010 sales figures increased 119% over May 2009 when 11 waterfront homes sold in the Lake Norman area.

The average sales price decreased 4% from $852,229 in April 2010 to $820,079 in May 2010. May 2010 average sales price increased 19% over the May 2009 average sales price which was $690,770.

Average days on the market increased from 140 in April 2010 to 150 in May 2010. May 2009 average days on the market were 135, an 11% increase in market time.

Currently there are 604 waterfront homes listed in the MLS. The average list price is $1,064,413. The lowest priced waterfront home is listed at $85,000 and the highest priced waterfront home is listed at $9,500,000.

Lake Norman Waterfront Condos & Townhomes
In May 2010 4 waterfront condos sold in the Lake Norman area, a 0% increase from the 4 waterfront condos sold in April 2010. May 2010 sales figures increased 0% over May 2009 when 4 waterfront condos sold.

The average sales price decreased 1% from $254,750 in April 2010 to $252,125 in May 2010. May 2010 average sales price increased 23% from the May 2009 average sales price which was $205,475.


Average days on the market decreased from 86 in April to 83 in May. May 2009 average days on the market were 51.

Currently there are 105 waterfront condos listed in the MLS. The average list price is $300,870. The lowest priced waterfront condo is listed at $130,000 and the highest priced waterfront condo is listed at $969,000.

In May 2010 4 waterfront lots sold in the Lake Norman area, a 100% increase over the 2 waterfront lots sold in April 2010. May 2010 sales figures increased 33% over May 2009 when only 3 waterfront lots sold.

The average sales price increased 96% from $163,081 in April 2010 to $318,750 in May 2010. May 2010 average sales price decreased 37% from the May 2009 average sales price which was $505,000.


Average days on the market decreased from 152 in April 2010 to 114 in May 2010. May 2009 average days on the market were 165, a 31% decrease in market time vesus the same time period last year.

Currently there are 360 waterfront lots listed in the MLS. The average list price is $463,807. The lowest priced waterfront lot is listed at $44,9000 and the highest priced waterfront lot is listed at $6,500,000.

May 2010 Lake Norman Foreclosure Property Update

Lake Norman Foreclosure Homes
In May 2010 there are 53 foreclosure properties listed in the Lake Norman area, a 211% increase from the 17 foreclosure properties listed in April 2010. Foreclosure prices range from $84,600 for a double-wide to $1,250,000 for a golf course home in The Point.

Twenty-six foreclosure homes closed in May 2010. The average home was a 4 bedroom with 3,545 square feet and an average sale price of $356,547. This was an increase of 37% from the 19 foreclosure homes sold in April 2010. The average sales price increased $58,174 or 19%. The average days on the market was only 70!

Sixteen foreclosure properties are currently under contract. Prices range from $79,900 to $1,350,000.

Lake Norman Foreclosure Condos & Townhomes
In May 2010 there are 6 foreclosure condo/townhome properties listed in the Lake Norman area, a 200% increase from the 2 foreclosure properties listed in April 2010. Foreclosure prices range from $123,500 to $180,900 for a waterfront condo in Davidson Landing.

Three foreclosure condos/townhomes closed in May 2010. The average was a 2 bedroom with 1,256 square feet and an average sale price of $137,133. This was an increase of 50% from the 2 foreclosure condos sold in April 2010. The average sales price increased $8,183 or 6%. The average days on the market was 98!

May 2010 Lake Norman Real Estate Market Update

Lake Norman Homes
In May 2010 101 homes sold in the Lake Norman area, a 38% increase over the 73 homes sold in April 2010. May 2010 sales figures increased 51% over May 2009 when 67 homes sold in the Lake Norman area.

The average sales price decreased 6% from $467,746 in April 2010 to $438,702 in May 2010. May 2010 average sales price increased 8% over the May 2009 average sales price which was $406,572.

Average days on the market decreased from 154 in April 2010 to 123 in May 2010. May 2009 average days on the market were 138, an 11% decrease in market time.

Lake Norman Condos & Townhomes
In May 2010 11 condos sold in the Lake Norman area, a 21% decrease from the 14 condos sold in April 2010. May 2010 sales figures increased 38% over May 2009 when only 8 condos sold.

The average sales price increased 5% from $179,278 in April 2010 to $188,354 in May 2010. May 2010 average sales price decreased 5.5% from the May 2009 average sales price which was $199,225. Two foreclosure sales and one short sale in May 2010 helped bring the average sales price down.

Average days on the market decreased from 94 in April to 73 in May. May 2009 average days on the market were 85.

Lake Norman Lots
In May 2010 14 lots sold in the Lake Norman area, a 0% increase over the 14 lots sold in April 2010. May 2010 sales figures increased 280% over May 2009 when only 5 lots sold.

The average sales price increased 81% from $78,887 in April 2010 to $142,642 in May 2010. May 2010 average sales price decreased 61% from the May 2009 average sales price which was $369,700.

Average days on the market decreased from 350 in April 2010 to 135 in May 2010. May 2009 average days on the market were 358, a 62% decrease in market time vesus the same time period last year.
