June 2010 Lake Norman Real Estate Market Update

Lake Norman Homes
In June 2010 116 homes sold in the Lake Norman area, a 15% increase over the 101 homes sold in May 2010. June 2010 sales figures increased 37% over June 2009 when 85 homes sold in the Lake Norman area.

The average sales price increased 28% from $438,702 in May 2010 to $562,616 in June 2010. June 2010 average sales price increased 12% over the June 2009 average sales price which was $502,585.

Average days on the market increased from 123 in May 2010 to 153 in June 2010. June 2009 average days on the market were 156, a 2% decrease in market time.

Lake Norman Condos & Townhomes
In June 2010 16 condos sold in the Lake Norman area, a 45% increase from the 11 condos sold in May 2010. June 2010 sales figures increased 23% over June 2009 when 13 condos sold.

The average sales price increased 19% from $188,354 in May 2010 to $224,471 in June 2010. June 2010 average sales price increased 19% from the June 2009 average sales price which was $188,615.

Average days on the market increased from 73 in May to 187 in June, 3 units on the market for over one year helped to skew this figure. June 2009 average days on the market were 134.

Lake Norman Lots
In June 2010 5 lots sold in the Lake Norman area, a 64% decrease from the 14 lots sold in May 2010. June 2010 sales figures decreased 100% over June 2009 when 10 lots sold.

The average sales price increased 25% from $142,642 in May 2010 to $177,970 in June 2010. June 2010 average sales price decreased 31% from the June 2009 average sales price which was $256,587.

Average days on the market increased from 135 in May 2010 to 353 in June 2010, one listing was on the market for 914 days. June 2009 average days on the market were 122, a 189% increase in market time vesus the same time period last year.

June 2010 Lake Norman Waterfront Real Estate Market Update

Lake Norman Waterfront Homes
In June 2010 36 waterfront homes sold in the Lake Norman area, a 50% increase over the 24 waterfront homes sold in May 2010. June 2010 sales figures increased 80% over June 2009 when 20 waterfront homes sold in the Lake Norman area.

The average sales price increased 31% from $820,079 in May 2010 to $1,073,498 in June 2010. June 2010 average sales price increased 26% over the June 2009 average sales price which was $849,157.

Average days on the market increased from 150 in May 2010 to 164 in June 2010, a 9% increase in market time. June 2009 average days on the market were 140.

Currently there are 558 waterfront homes listed in the MLS. The average list price is $1,073,542. The lowest priced waterfront home is listed at $93,500 and the highest priced waterfront home is listed at $9,500,000.

In June 2010 7 waterfront condos sold in the Lake Norman area, a 75% increase from the 4 waterfront condos sold in May 2010. June 2010 sales figures increased 0% over June 2009 when 7 waterfront condos sold.

The average sales price increased 20% from $252,125 in May 2010 to $301,892 in June 2010. June 2010 average sales price increased 30% from the June 2009 average sales price which was $232,428.

Average days on the market increased from 83 in May 2010 to 144 in June 2010. June 2009 average days on the market were 164.

Currently there are 101 waterfront condos listed in the MLS. The average list price is $299,503. The lowest priced waterfront condo is listed at $129,900 and the highest priced waterfront condo is listed at $969,000.

The average sales price decreased 44% from $318,750 in May 2010 to $177,970 in June 2010. June 2010 average sales price decreased 31% from the June 2009 average sales price which was $256,587.

Average days on the market increased from 114 in May 2010 to 353 in June 2010 with one listing on the market over 900 days. June 2009 average days on the market were 122, a 31% increase in market time vesus the same time period last year.

Currently there are 353 waterfront lots listed in the MLS. The average list price is $464,230. The lowest priced waterfront lot is listed at $40,000 and the highest priced waterfront lot is listed at $6,500,000.

June 2010 Lake Norman Foreclosure Real Estate Market Update

Lake Norman Foreclosure Homes
In June 2010 there are 135 foreclosure & short-sale properties listed in the Lake Norman area, a 155% increase from the 53 foreclosure & short sale properties listed in May 2010. Prices range from $39,900 for a double-wide to $2,190,000 for a waterfront home in The Point.

Twenty-four foreclosure/short sale homes closed in June 2010. The average home was a 4 bedroom with 3,655 square feet and an average sale price of $520,650. This was a decrease of 8% from the 26 foreclosure homes sold in May 2010. The average sales price increased $164,103 or 46%. The average days on the market were 120.

Thirty-seven foreclosure properties are currently under contract. Prices range from $79,900 to $1,250,000.

In June 2010 there are 9 foreclosure/short-sale condo/townhome properties listed in the Lake Norman area, a 50% increase from the 6 foreclosure properties listed in April 2010. Foreclosure prices range from $100,000 to $369,500 for a waterfront condo in Commodores Landing.

Three foreclosure condos/townhomes closed in June 2010. The average was a 2 bedroom with 1,164 square feet and an average sale price of $109,333. This was an increase of 0% from the 3 foreclosure condos sold in May 2010. The average sales price decreased $27,800 or 20%. The average days on the market were 238.
