Interest Rates Continue To Rise!

NEW YORK (TheStreet) -- Mortgage rates continued to sail higher for the fifth consecutive week, according to Freddie Mac, with the most popular mortgages inching further toward 5%.

Traditional 30-year fixed mortgages cost 4.83% on average, for the week ended on Thursday, with a discount of 0.7 point. Though still below year-ago levels, those rates jumped significantly from the previous week's 4.61% rate and the 4.17% low hit in early November; 30-year fixed rates haven't been this high in seven months.

The average sales price increased 9% from $512,183 in October 2010 to $556,014 in November 2010. The November 2010 average sales price increased 44% from the November 2009 average sales price which was $385,109.

Average days on the market increased 16% from 142 days in October 2010 to 165 days on the market in November 2010. November 2009 average days on the market were 72, a 129% increase in market time.

Currently there are 1226 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath home with 3,376 square feeet and an average list price of $638,115. The average days on the market are 169. 142 homes are currently under contract, down 12% from October.

Lake Norman Condos & Townhomes
In November 2010 6 condos sold in the Lake Norman area, a 33% decrease from the 9 condos sold in October 2010. November 2010 sales figures decreased 68% from November 2009 when 19 condos sold.

The average sales price increased 10% from $207,555 in October 2010 to $228,166 in November 2010. November 2010 average sales price decreased 1.5% from the November 2009 average sales price which was $231,671.

Average days on the market decreased 0% from 114 in October to 114 in November. November 2009 average days on the market were 76.

The average sales price increased 27% from $403,913 in September 2010 to $512,183 in October 2010. The October 2010 average sales price increased 5% from the October 2009 average sales price which was $487,222.

Average days on the market increased 3% from 138 days in September 2010 to 142 days on the market in October 2010. October 2009 average days on the market were 77, a 84% increase in market time.

Currently there are 1275 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath home with 3,385 square feeet and an average list price of $647,038. The average days on the market are 164. 162 homes are currently under contract.

In August 2010 there are 172 foreclosure & short-sale properties listed in the Lake Norman area, a 22% increase from the 141 foreclosure & short sale properties listed in July 2010. Prices range from $77,500 for a double-wide to $2,190,000 for a waterfront home in The Point.


Twenty-eight foreclosure/short sale homes closed in August 2010. This was a increase of 4% from the 27 foreclosure homes sold in July 2010. The average home was a 3 bedroom with 3,044 square feet and an average sale price of $303,189. The average sales price decreased $99,093 or 24% from the previous month. The average days on the market were 108.


Forty foreclosure and short sale properties are currently under contract. Prices range from $90,200 to $1,425,000.


Lake Norman Foreclosure Condos & Townhomes
In August 2010 there are 11 foreclosure/short-sale Lake Norman area condo/townhome properties listed, a 0% increase from the 11 foreclosure properties listed in July 2010. Foreclosure prices range from $99,900 to $449,900 for a waterfront condo.

Average days on the market decreased 44% from 177 in July 2010 to 98 days on the market in August 2010. August 2009 average days on the market were 166, a 41% decrease in market time.


Currently there are 1372 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath home with 3,364 square feeet and an average list price of $648,964. The average days on the market are 147. 126 homes are currently under contract.

Average days on the market increased from 153 in June 2010 to 177 in July 2010. July 2009 average days on the market were 128, a 38% increase in market time.

May 2010 Lake Norman Foreclosure Property Update

Lake Norman Foreclosure Homes
In May 2010 there are 53 foreclosure properties listed in the Lake Norman area, a 211% increase from the 17 foreclosure properties listed in April 2010. Foreclosure prices range from $84,600 for a double-wide to $1,250,000 for a golf course home in The Point.

Twenty-six foreclosure homes closed in May 2010. The average home was a 4 bedroom with 3,545 square feet and an average sale price of $356,547. This was an increase of 37% from the 19 foreclosure homes sold in April 2010. The average sales price increased $58,174 or 19%. The average days on the market was only 70!

Sixteen foreclosure properties are currently under contract. Prices range from $79,900 to $1,350,000.

In May 2010 there are 6 foreclosure condo/townhome properties listed in the Lake Norman area, a 200% increase from the 2 foreclosure properties listed in April 2010. Foreclosure prices range from $123,500 to $180,900 for a waterfront condo in Davidson Landing.

Three foreclosure condos/townhomes closed in May 2010. The average was a 2 bedroom with 1,256 square feet and an average sale price of $137,133. May 2010 Lake Norman Real Estate Market Update

In May 2010 101 homes sold in the Lake Norman area, a 38% increase over the 73 homes sold in April 2010. May 2010 sales figures increased 51% over May 2009 when 67 homes sold in the Lake Norman area.

The average sales price decreased 6% from $467,746 in April 2010 to $438,702 in May 2010. May 2010 average sales price increased 8% over the May 2009 average sales price which was $406,572.

Average days on the market decreased from 154 in April 2010 to 123 in May 2010. May 2009 average days on the market were 138, an 11% decrease in market time.

Lake Norman Condos & Townhomes
In May 2010 11 condos sold in the Lake Norman area, a 21% decrease from the 14 condos sold in April 2010. May 2010 sales figures increased 38% over May 2009 when only 8 condos sold.

The average sales price increased 5% from $179,278 in April 2010 to $188,354 in May 2010. May 2010 average sales price decreased 5.5% from the May 2009 average sales price which was $199,225. Two foreclosure sales and one short sale in May 2010 helped bring the average sales price down.

Average days on the market decreased from 94 in April to 73 in May. May 2009 average days on the market were 85.

Lake Norman Lots
In May 2010 14 lots sold in the Lake Norman area, a 0% increase over the 14 lots sold in April 2010. May 2010 sales figures increased 280% over May 2009 when only 5 lots sold.

The average sales price increased 81% from $78,887 in April 2010 to $142,642 in May 2010. May 2010 average sales price decreased 61% from the May 2009 average sales price which was $369,700.

Average days on the market decreased from 350 in April 2010 to 135 in May 2010. May 2009 average days on the market were 358, a 62% decrease in market time vesus the same time period last year.

April 2010 Lake Norman real estate market update

In April 2010 73 homes sold in the Lake Norman area, a 6% increase over the 69 homes sold in March 2010. March 2010 sales figures increased 18% over April 2009 when 62 homes sold in the Lake Norman area.

The average sales price decreased 1.1% from $467,746 in March 2010 to $462,492 in April 2010. April 2010 average sales price increased 17% over the April 2009 average sales price which was $395,325.

Average days on the market increased from 153 in March 2010 to 154 in April 2010. April 2009 average days on the market were 147, a 5% increase in market time.

Lake Norman Condos & Townhomes
In April 2010 14 condos sold in the Lake Norman area, a 30% decrease over the 20 condos sold in March 2010. April 2010 sales figures increased 40% over April 2009 when only 10 condos sold.

The average sales price decreased 1.5% from $182,003 in March 2010 to $179,278 in April 2010. April 2010 average sales price decreased 12.5% over the April 2009 average sales price which was $204,960. Two foreclosure sales and one short sale in April 2010 helped bring the average sales price down.

Average days on the market decreased from 176 in March to 94 in April. April 2009 average days on the market were 95.

Lake Norman Lots
In April 2010 14 lots sold in the Lake Norman area, a 100% increase over the 7 lots sold in March 2010. April 2010 sales figures increased 280% over April 2009 when only 5 lots sold.

The average sales price decreased 34% from $120,285 in March 2010 to $78,887 in April 2010. April 2010 average sales price decreased 20% from the April 2009 average sales price which was $98,900.

Average days on the market increased from 123 in March 2010 to 350 in April 2010. April 2009 average days on the market were 202, a 73% increase in market time vesus the same time period last year. Two lots in new developments sold in April that were on the market for over 900 days, helping to skew these figures.
