July 2010 Lake Norman Real Estate Market Update

Lake Norman Homes
In July 2010 81 homes sold in the Lake Norman area, a 30% decrease over the 116 homes sold in June 2010. July 2010 sales figures decreased 5% over July 2009 when 85 homes sold in the Lake Norman area.


The average sales price decreased 17% from $562,616 in June 2010 to $468,367 in July 2010. July 2010 average sales price decreased 12% over the July 2009 average sales price which was $535,161.


Average days on the market increased from 153 in June 2010 to 177 in July 2010. July 2009 average days on the market were 128, a 38% increase in market time.


Currently there are 1442 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath home with 3,311 square feeet and an average list price of $641,849. The average days on the market are 147. 128 homes are currently under contract.


Lake Norman Condos & Townhomes
In July 2010 12 condos sold in the Lake Norman area, a 25% decrease from the 16 condos sold in June 2010. July 2010 sales figures decreased 37% over July 2009 when 19 condos sold.

The average sales price decreased 6% from $224,471 in June 2010 to $210,945 in July 2010. July 2010 average sales price decreased 2% from the July 2009 average sales price which was $215,562.

Average days on the market increased from 187 in June to 208 in July. June 2009 average days on the market were 93.

Currently there are 222 condo/townhomes for sale in the Lake Norman MLS area. The average home is a 2 bed/2 bath home with 1,387 square feeet and an average list price of $232,141. The average days on the market are 137. 19 condos/townhomes are currently under contract.


Lake Norman Lots
In July 2010 16 lots sold in the Lake Norman area, a 320% increase from the 5 lots sold in June 2010. July 2010 sales figures increased 77% over July 2009 when 9 lots sold.


The average sales price decreased 24% from $177,970 in June 2010 to $135,887 in July 2010. July 2010 average sales price decreased 39% from the July 2009 average sales price which was $221,426.


Average days on the market decreased from 353 in June 2010 to 170 in July 2010. July 2009 average days on the market were 193, a 12% decrease in market time vesus the same time period last year.


Currently there are 1431 lots for sale in the Lake Norman MLS area. The average list price is $189,236. The average days on the market are 408. 19 lots are currently under contract.

In July 2010 23 waterfront homes sold in the Lake Norman area, a 36% decrease over the 36 waterfront homes sold in June 2010. July 2010 sales figures increased 10% over July 2009 when 21 waterfront homes sold in the Lake Norman area.


The average sales price decreased 37% from $1,073,498 in June 2010 to $676,030 in July 2010. July 2010 average sales price decreased 45% over the July 2009 average sales price which was $1,219,478.


Average days on the market increased from 164 in June 2010 to 187 in July 2010, a 14% increase in market time. July 2009 average days on the market were 134.


Currently there are 524 waterfront homes listed in the MLS. The average list price is $1,046,849. The lowest priced waterfront home is listed at $93,500 and the highest priced waterfront home is listed at $9,500,000.

Average days on the market increased from 144 in June 2010 to 286 in July 2010. July 2009 average days on the market were 114.


Currently there are 79 waterfront condos listed in the MLS. The average list price is $294,358. The lowest priced waterfront condo is listed at $129,900 and the highest priced waterfront condo is listed at $969,000.

July 2010 Lake Norman Foreclosure Real Estate Market Update

In July 2010 there are 141 foreclosure & short-sale properties listed in the Lake Norman area, a 4% increase from the 135 foreclosure & short sale properties listed in June 2010. Prices range from $33,900 for a double-wide to $2,190,000 for a waterfront home in The Point.

Twenty-seven foreclosure/short sale homes closed in July 2010. This was a increase of 13% from the 24 foreclosure homes sold in June 2010. The average home was a 4 bedroom with 3,008 square feet and an average sale price of $402,282. The average sales price decreased $118,368 or 23%. The average days on the market were 170.

Thirty-nine foreclosure properties are currently under contract. Prices range from $33,900 to $1,250,000.
